Commercial Self-Storage Buildings Colorado
The post-and-frame building lends itself to commercial self-storage buildings. Here in Colorado where the weather makes it impossible to keep many possessions outdoors, storage units are a must. The affluent industrial age of production means we have lots of stuff. Many residential garages are plump full of extra belongings.
Think about what the self-storage industry refers to as the 4 Ds: death, divorce, downsizing, and dislocation. How about students, new marriages, relocations, long term overseas travel, etc.? We tend to hang on to things, don’t we? So much so that one in ten families rents a storage unit!
They work for storing extra everything—furniture, inventory, business files, vehicles. A mini storage business may be a great way to bring in supplemental retirement income. In the U.S.A., the average revenue per square foot of self-storage is about $1.50. Could your vacant parcel help people keep their things for a while? Consider dedicating a corner of your ranch or farm to self-service storage units.
Do you know how many self-storage facilities are in the United States? The nation supplies about 2.3 trillion square feet of self-storage space. Thanks to our creative, mobile society, that’s 46,000 businesses boasting an average 566 units each.
What are Self-Storage Buildings?
The self-service storage or mini storage industry rents storage units to customers. Businesses may offer a variety of units, i.e. 5×10, 10×10, 10×20, 15×20, 20×20. Some offer climate controlled units. Through large steel doors, the storage units can be accessed from the exterior or interior of a building. Larger storage facilities also sell products required for moving and storage. For example, U-Haul sells boxes, tape, and locks. The renter locks the unit and keeps the key.
Most rentals take place with a month to month agreement but sometimes longer-term leases are available. The agreement may include equipment or a truck, packing blankets or a dolly. It normally does not include insurance for the items being stored. If items are not claimed and the renter does not pay the bill, then the possessions may come under a lien and be auctioned or sold by the storage business.
Public storage units first became available in Fort Lauderdale, Florida in 1958. Many new storage facilities appeared in the 1990s when the demand increased. These are not living quarters, just rental space used for storing goods.
